This is another little piece of the section 16 puzzle I am working my way through. When I started going through these deeds, I supposed that dividing they by family made the most sense. Now I see that the land was passed around between families. I should probably have divided it my location of land, ordered by the dates of the transactions.

I am going to keep plodding away, and one day it will all make sense. Why? Because I am making a new spreadsheet which I will be able to sort by section, description, grantor, grantee, or whatever else I think of between now and then. When that is done I will have the whole ball of was. [Do not hold your breath.] I also have a group of transactions for which I am going to clarify information when I make a trip up to Wexford County soon. All of this will hopefully provide a more complete picture of the land transactions and relationships of Papa’s Wexford County ancestors in the 19th and early 20th centuries.

Susie Burdick Fenton Longstreet’s niece, Etoile, was married to Charles B. “Bert” Howe. It is possible that the Frank Howe who sold this lot to Harmon and Susie was somehow related to that family, but I have no evidence that he was.

This lot is from the original town plat of Manton, I have illustrated the location on a section of the old 1889 atlas 1. You can click the thumbnail to view an enlarged version.

It is possible to take a look at the current configuration of this area in Google maps. Depot Street has been re-named State Street since this atlas was printed, and what was known as Seaman Ave is now Michigan Avenue (old US 131). Keep in mind that lot 26 is the third lot north of the corner of Rose and State Street.

This is a deed transcription I found in my book, after I thought my “Burdick” deeds were completed. This one explains a little about the transaction recorded in liber 46, page 590. In that deed, Mary J. Burdick sold all but a strip on the north side of her property in Colfax Township. In this deed, that strip is sold, after her death.

Notes: N. A. Reynolds was Mary’s nephew.
Description: A strip 4 rods wide off the north side of the SE 1/4 of the NE fractional 1/4 of Sec 4 T23N R10W, containing two acres more or less.

Mary Jane Burdick died on 8 May 1911. Although I do not know if the strip of land described here had a house on it, my guess is that it did not. The deed did not say, “and other valuable consideration”, a clue to a possible mortgage. It looks like it may have been two bare acres. According to the 1910 census of Colfax Township, Wexford County, Michigan, George and Mary Jane Burdick were living with her son Fink and his family. Although George Washington Burdick died a few years later, in 1914, he had signed his land to his wife before she died, and it seems that his other holdings had already been sold.

Things have changed a bit since this deed was executed. It would not be possible to legally sell a a land as an heir to an estate, if an estate had not yet been opened in probate court. I also wonder that George W. Burdick did not sign this deed as an heir to his wife’s estate.

Mary must have had some interest in this land, perhaps a tax deed. The $50 would not be enough to purchase the 40 acres, even at that time.

Back to the old Atlas1. This land is in the second tier of sections in Greenwood township, 8 miles or so from the Burdick residence on the Greenwood/Colfax township line. This map section does not show the land the Burdicks occupied, and the other map sections in the series do not show this land.

Burdick purchased interest in the first piece of land in a tax sale on the deed I have previously described, which is recorded in Liber 13, page 184 of Wexford County, Michigan deeds. George Burdick and John Fenton purchased the second piece on a deed recorded in Liber 14, Page 617. George only sold 1/2 interest to N. A. Reynolds, since he only owned 1/2 interest. After this transaction, N. A. Reynolds and John Fenton shared interest in that piece.

A little more about the relationship between Erasmus Abbott, N.A. Reynolds, George W. Burdick, and Mary Jane Abbott.

Orson Abbott and Nancy Hughson had a family of at least 5 children, of those, these have connections to these land records.

Phoebe, born about 1830-1835 married Norman Reynolds, N. A. Reynolds was their son. Mary Jane, born 1836, married George W. Burdick. Erasmus, born June 1838, married twice and lived for quite some time in Wexford County.
